When can I raise rent in Ontario?
Only after at least 12 months at the current rent, and only by serving an N1 at least 90 days before the new rent takes effect. The new rent must stay within the provincial guideline unless the unit is exempt or the LTB approves a higher amount.
What is the 2026 guideline?
The 2026 Ontario rent increase guideline is 2.5%. The Minister of Municipal Affairs and Housing publishes the guideline each year. Above-guideline increases require an LTB application.
What if the unit is exempt?
A unit first occupied for residential purposes on or after November 15 2018 is exempt from the annual guideline cap. You still need to give 90 days notice and follow the 12 month rule.
